Most public water systems in Florida meet the federal standards set by the Safe Drinking Water Act. That is worth stating clearly, because the goal here is not to alarm anyone. Regulated water in Sarasota County, Manatee County, and Charlotte County goes through treatment and regular testing before it reaches your tap.
That said, “meets federal standards” and “contains nothing worth knowing about” are not the same thing. Federal standards set legal limits on specific contaminants, but they do not address every substance that may be present in trace amounts, and they do not guarantee that your water will taste or smell the way you would like it to. For well water users in Charlotte County and parts of Manatee County, the picture is different again: private wells are not regulated by the state or federal government, and testing responsibility falls entirely on the homeowner.
Understanding what is commonly found in Southwest Florida water, and what it means for your household, is a reasonable thing to want to know. Here is a straightforward look at five of the most relevant water quality issues in this region.
1. Chloramines
What it is:
Chloramines are disinfectants formed by combining chlorine with ammonia. Many municipal utilities in Sarasota and Manatee counties use chloramines instead of free chlorine because they are more stable over long distribution lines and produce lower levels of certain disinfection byproducts regulated under the EPA’s Stage 2 Disinfectants and Disinfection Byproducts Rule.
Why it matters:
At the concentrations used in drinking water, chloramines are not considered a health risk for most people. However, they produce a noticeable chemical taste and odor that many homeowners find unpleasant. Chloramines can also be irritating for people with certain sensitivities, and they are harmful to fish, which is relevant for households with aquariums or ponds. One practical note: chloramines do not dissipate by leaving water sitting out the way free chlorine does, so running tap water or using a pitcher filter is unlikely to remove them effectively.

2. Total Dissolved Solids and Hardness Minerals
What it is:
Florida’s water supply draws heavily from the Floridan Aquifer, which sits within a thick layer of porous limestone and dolomite. As water moves through that rock, it picks up calcium, magnesium, and other dissolved minerals. The result is water with elevated total dissolved solids (TDS) and significant hardness, measured in grains per gallon or milligrams per liter.
Why it matters:
Hard water is not a health hazard. Calcium and magnesium are minerals your body uses, and consuming them through drinking water is not harmful. The concern is practical: high TDS and hardness affect taste, leave scale deposits on plumbing fixtures and appliances, reduce the lathering ability of soap and shampoo, and shorten the lifespan of water heaters, dishwashers, and washing machines. In parts of Sarasota, Manatee, and Charlotte counties, hardness levels fall into the range that water treatment professionals classify as hard to very hard.
3. Hydrogen Sulfide
What it is:
Hydrogen sulfide is a naturally occurring gas found in Florida groundwater. It forms when sulfur-reducing bacteria break down organic material in oxygen-depleted environments underground. It is responsible for the rotten egg smell that is instantly recognizable to many Southwest Florida homeowners.
Why it matters:
At the low concentrations typically found in residential drinking water, hydrogen sulfide is generally not considered a significant health hazard. The EPA has not established a maximum contaminant level for it in drinking water, though the agency does classify high concentrations as hazardous in occupational contexts. The more immediate concerns for homeowners are quality of life, the strong unpleasant odor, and corrosion: hydrogen sulfide can be corrosive to copper and other metals in plumbing over time. It is also a quality indicator that warrants testing, since elevated sulfur levels sometimes accompany other water quality issues.
4. Nitrates
What it is:
Nitrates are nitrogen-based compounds that enter groundwater primarily through agricultural runoff, fertilizer use, and septic system leaching. In a state with as much agricultural activity as Florida, nitrates are a recognized concern for private well owners, particularly in rural areas of Charlotte County and parts of Manatee County where farming and residential development overlap.
Why it matters:
The EPA sets a maximum contaminant level for nitrates in public water at 10 milligrams per liter (mg/L). Municipal water utilities test for and treat nitrates to stay below that limit. Private wells are not subject to the same oversight. At elevated concentrations, nitrates pose a health risk primarily to infants under six months, in whom high nitrate intake can interfere with the blood’s ability to carry oxygen. Adults consuming water with nitrates at levels below the EPA limit are generally not considered at risk, but private well users should test their water annually, particularly if there are infants in the household or nearby land use involves heavy fertilizer application.
5. PFAS Compounds
What it is:
Per- and polyfluoroalkyl substances, known as PFAS, are a broad class of synthetic chemicals that have been used in industrial and consumer products since the 1940s. They are sometimes called “forever chemicals” because they break down slowly in the environment and can accumulate in water supplies near industrial sites, military installations, and certain manufacturing facilities. The EPA finalized maximum contaminant levels for six specific PFAS compounds in April 2024, marking the first time federal drinking water limits have been established for these substances.
Why it matters:
Ongoing research links long-term PFAS exposure at elevated concentrations to certain health concerns, including effects on the immune system and increased risk of some cancers, though the science is still developing. Whether PFAS are a concern for your specific water supply depends on your location and source. Florida residents can check their utility’s Consumer Confidence Report (CCR), also called the annual water quality report, for current testing data. Homeowners on private wells should request independent testing if PFAS contamination is a concern in their area.
How to Find Out What Is in Your Water
If you are on municipal water in Sarasota, Manatee, or Charlotte County, your utility is required by law to publish an annual Consumer Confidence Report (CCR). This document lists the contaminants that were detected in your water supply over the past year, the levels at which they were found, and how those levels compare to federal limits. You can typically find your CCR on your utility’s website or request a printed copy by phone.
If you are on a private well, no such report exists because private wells are not monitored by any government agency. The Florida Department of Health recommends that private well owners test their water at least once a year, and more frequently if nearby land use changes or if you notice any change in taste, odor, or appearance.
A CCR tells you what your utility detected, but it reflects the water at the treatment plant or in the distribution system, not necessarily at your tap. Older plumbing, the condition of service lines, and local variations can all affect what actually comes out of your faucet. An independent water test, conducted at your home, provides a more precise picture.
